Door Locks
Door Locks: Condo units have Visionline door locks from Assa Abloy.
No Door Lock Alteration: No Owner or Tenant shall alter any existing lock or install a new lock without the permission of the Board.
Fobs: Owners are given two fobs which permit entry into the building through the condo lobby. The fob is also used for elevator access and to enter your unit.
If your fob does not work or has expired, call Security (828) 774-5542 for entry.
If your fob needs reprogramming, deliver it to Security (not the front desk). Security will arrange to have the fob reprogrammed and available for pickup from Security.
Lost Fob: When a fob is lost, the Owner shall notify the Community Manager immediately so that the fob can be disabled. Additional or replacement fobs may be purchased for $25 each.
Fob access to door near P2 Gate: The pedestrian door near the P2 gate is fob accessible. If you have given a contractor or subcontractor fob access to your unit, this is the entry door that should be used.
Access
Master Keys: The Community Manager, on behalf of the Association, shall have a working pass key to all Units in the Building. The other individuals with working pass keys to all Units for either emergency or scheduled use include Hotel Arras Security, Chief Engineer and Hotel Arras Manager. All usage of a master pass key shall be logged and, when not used in an emergency, shall be pre-cleared with the Owner and Community Manager.
Right of Access: The Community Manager or other person authorized by the Board or Community Manager may enter a unit for the purpose of correcting any condition believed to originate in a unit that threatens another unit or common element, or adversely impacts the proper operation of systems (such as fire suppression), provided such requests for entry are made in advance and at a reasonably convenient time. If the Owner is not or will not be home, the Community Manager shall arrange for someone to supervise the work to protect privacy and property. (Same paragraph is in Condo Unit Restrictions.)
Emergency Access: In the case of an emergency, the right of entry without request shall be immediate whether the owner is present at the time or not. An attempt will be made to notify the Owner and/or Tenant prior to entry and to protect privacy and property. The Community Manager or engineer will always and immediately notify an Owner of emergency access. (Same paragraph is in Condo Unit Restrictions.)
Hidden Key/ Fob
Hidden Key/Fob: The Board has approved an owner request to allow mounting of a key lock box inside the trash/ chute closet. The purpose is to have a key available in the event of inadvertent lockout as well as having a key for family and guests. Rules for renting a unit (once in any 12-month period for not less than 90 days) shall be strictly enforced and this key lock box is not to be used to circumvent the rental/ leasing restriction in the Declaration and in our Rules and Regulations.
By mounting a key box, the owner accepts all responsibility and liability in the event the key box is removed from the wall and/or the key is obtained by an unauthorized person. The key box cannot be mounted anywhere in the hallway. It may only be mounted inside the trash closet on the wall to the left of the trash chute. Any visible damage from mounting as well as any visible damage if the key box is removed shall be the responsibility of the owner. If the unit is sold, the key box must be removed and wall repaired prior to closing.
