Rental/ Lease Restrictions

Once-A-Year Rental Restriction: In accordance with Residential Declaration, Section 7.4, units (excluding the 10th floor) may be rented or leased once in any twelve (12) month period for not less than 90 days.

10th Floor Units Must Use Designated Rental Agent: Units on the 10th floor are excluded from the above provided that the Commercial Unit Owner’s designated property management company manages such rentals and leases.

Notification: To enable the Association to maintain accurate records of the names and addresses of Unit Owners and tenants, Owners must notify the Community Manager in writing within five (5) days after a sale or lease. Upon such notification, the Community Manager shall inform the purchaser or renter that they must comply with these Rules and Regulations.


Renter Compliance with Rules and Regulations:
Renters must comply with the Arras Homeowners Association Rules and Regulations as may reasonably be applied to conduct in and around our building.

Registration as a Tenant/Renter on HOA Website: The rental agent, owner and/or Community Manager shall invite the renter to register for access to the Arras Homeowners Association website at https://arras-hoa.communitysite.com/account/register for registration as a “Tenant/Renter”. Failure of the tenant/renter to register or failure of the agent, owner or Community Manager to invite such registration shall not impact the responsibility of the renter to comply with the Rules and Regulations.

Owner Responsibility: The Owner is responsible for damage caused by a renter or any fees assessed on rules infractions.

Communication: The renter shall be included in the distribution list for general Arras announcements from the Community Manager.

HOA meetings: HOA meetings are for owners and as such, renters are not invited to attend unless invited as a representative/agent of the owner. Renters have no votes on HOA matters.
