Reporting Elevator Outage to Front Desk
Report an elevator outage or malfunction to the front desk. If a hotel guest or resident notifies the front desk and the front desk is not already aware of the issue, the front desk will notify Engineering.
Use Fob when Calling an Elevator
The fob is used to identify an owner and properly prioritize elevator functions. If you use your fob, a resident will (generally) not ride with hotel guests and visa versa.
The closest elevator will be called to ensure the fastest service for ride efficiency and minimized electricity usage and elevator wear.
The Condo Lobby button (elevator A or D) and (Hotel) Lobby button will display on the keypad. Should you wish to ride to the -1 level on elevator B or C, you must use your fob to reveal this option. This button is available in case there are issues with elevator A and/or D.
Keypad Code
Unique code by owner: Each owner may designate a unique code for their (and their guest's) use. This code will admit the user to the floor associated with the unique code. Each fob may be associated with its own code so a resident may have as many keypad codes as they have fobs. For security purposes, keypad usage is recorded in the elevator log file.
Use: To use the keypad code to access your floor (without a fob), simply press the keypad icon and enter the owner's keypad code.
Keypad code requirements:
- 5 to 9 digits
- cannot be sequential
- cannot start with 0
- must be unique: If you use your unit # followed by a 5 digit code, there is a reasonable expectation that the code you select has not been used by another resident.
Instructions to Create a Keypad Code (for the first time):
- Press the settings (gear) icon on the top of the screen (on the residential floor elevator screens, not available in the Hotel Lobby or Condo Lobby.)
- Waive your fob under the PORT reader to identify yourself
- Select “change code”
- If a code has never been entered for this fob, simply enter a code
- Wait a few seconds and it should say “saved”; you are done
Instructions to Change your Keypad Code: To change your code, you must know the current code programmed for that fob. Once the system has a) read the fob under the port reader and b) validated the existing code, a new code can be entered.

- Waive your fob under the PORT reader to identify yourself
- Select “change code”
- Enter your current code; once accepted, the screen will display a new screen with a space to enter a new code
- Enter a new code
- Wait a few seconds and it should say “saved”; you are done.
If you forgot your Keypad Code: Since you need your current code to be able to change it, if you have forgotten your code, the solution is for your code to be removed so that you can reset the code as if it were the first time. The fob itself will need to be reprogrammed. Please call the front desk at 828-255-0303 and dial “0” to schedule an appointment between the hours of 10 Am to 2 PM. Please note that reprogramming your Keypad Code is not an emergency issue.
Elevator A
Elevator A is the only elevator that services the 18th floor. It is also the only elevator able to accommodate tall items and may be needed for some move-in and move-out. The Community Manager/ or Assistant Community Manager will schedule all reserved usage of elevator A and will minimize the inconvenience to the residents on the 18th floor by scheduling move-in and move-out with Elevator D. Elevator A will generally only be used for oversized items.
When elevator A is needed for oversized items, the hallway should be used for staging of the large items while elevator A remains in general service. The elevator should be taken out of general service when the staged items are moved into and out of elevator A. Staging both on and off elevator A must be used to minimize disruption to the 18th floor residents that have only one elevator that services that floor.
Communication if Elevator A is Out-of-Service: If the out-of-service elevator is elevator A, the Community Manager will be notified. The Community Manager in consultation with Engineering will determine what communication may be needed with 18th floor residents and the RHOA. If elevator A has not been brought back into service within 15 minutes of first learning of the issue, all 18th floor residents will be contacted in the manner previously requested by the 18th floor resident (email, text, phone call, or some combination of the above). Additionally, an out-of-service sign will be placed on the keypad on the 18th floor, the condo lobby and at the option of the hotel, the hotel lobby. When elevator A is back in service, the out-of-service signs will be removed and the Community Manager/ or Assistant Community Manager will communicate with the 18th floor residents.
Elevator Use for Move-in/ Move-out
Move-in/ move-out: All moves that require the use of an elevator for an extended period of time must be scheduled at least 24 hours in advance with the Community Manager.
Protective Pads: Elevators are not to be used for moving unless the pads are in place.
Elevator D: Elevator D shall be used for all moves. Elevator A shall be used on a single-trip basis unless prearranged with the Community Manager.
Notification upon substantial completion of the move: The moving company or resident must notify the Community Manager and/or Security when the move is finished so that the elevator can be put back into service as soon as possible. Please be considerate of other residents and hotel guests for faster return of the elevator back into regular service.
Care, Courtesy and Security
Please care for our Elevators: No horseplay or jumping is permitted in the elevators. Any damage caused by negligence or horseplay will be charged to the responsible Owner.
Security is Everyone's Responsibility: If someone is about to get on an elevator programmed for your floor (perhaps a hotel guest getting on the wrong elevator), please inform them that they are getting on the wrong elevator - unless they have a fob or keypad code going to your floor. Please always be polite and respectful.
