Since our condo units are located above a hotel, with a front desk staffed 24/7, there are several benefits not typically available in a stand-alone condo building. However, there is also the potential for unintentional "misuse" of hotel staff. Please be respectful of these guidelines and do not put a Kimpton employee in an uncomfortable position.
Do's
Locked Out/ Access Issue: Forgot Fob? Fob not working? Garage clicker not working or lost? Security (828)-774-5542 (not the Front Desk) will help you.
Cleanup Required? If there is a spill or accidental pet soiling that requires cleanup, call FirstService Residential at the 24/7 Customer Service Center 855-546-9462 or email our Community Manager. [email protected]. They will contact our cleaning service.
Safety issue in your unit? Emergency: see the front desk. Non-emergency: email the Community Manager. A building engineer will help assess plumbing, gas, electrical or HVAC issues and recommend what to do next, but it is the owner’s responsibility to get the issue remedied.
Medical, security or other emergency: Call 911. After calling 911, let the front desk know about the emergency, and they will do what they can to assist.

No Bellhop/ Porter Service: While we might occasionally want help with heavy items, grocery bags or other porter services, it is unfortunately something that cannot be offered due to Kimpton regulations and insurance.
What is Expected/ Required:
Lobby and Patio Tables: The Restaurant and Bar in our building encourage our patronage. However, we must be respectful that the patio, tables and lobby seating are for the use of their patrons only, and they would be happy to serve us as such. Alcohol consumed in the restaurant, lobby tables and on the patio must, by law, be poured by staff.
Guests: Guests are to call the resident, and the resident is to either meet the guest in the lobby or provide the guest with the resident’s security code* (see Elevator Section for security code setup instructions) for elevator access. Hotel staff will not admit guests to the elevator or to your unit.
Contractors: Contractors should be met outside the P2 garage gate, or a fob could be given to your general contractor for GC management of subcontractors. Contractors should not access your unit through the hotel lobby. They should enter and exit through the condo lobby. Contractors should never park in the parking deck unless in your designated space. Please inform contractors they must not block the garage entrance.
Delivery: Delivery personnel (other than UPS, FedEx and Amazon package delivery personnel) should be met outside the P2 gate. Contractors or delivery personnel who enter the upper-level hotel reception parking deck will be asked to go to the loading zone on the College Street side of the building. No vehicle may block the Arras Residents garage entrance which is active at all times.
Package Delivery: UPS, FedEx and Amazon deliver packages to your door. The USPS (United States Postal Service) will not deliver to your condo front door. If the package fits in one of the available oversized mailboxes, you will be notified by the presence of a key in your mailbox.
